A mold job needs four things working together: containment that holds, air that gets filtered, moisture that comes out of the structure, and spores that get captured instead of redistributed. What Equipment Does a Mold Remediation Job Actually Require?
Containment comes first. A negative air machine ducted outside the barrier holds the work area under negative pressure so spores do not migrate into clean parts of the structure. Inside the containment, an air scrubber running on true HEPA filtration cuts airborne spore counts while crews work. Once the material is removed, a HEPA vacuum rated for fine particulate captures what settled, and a dehumidifier pulls the structure back down to a stable moisture content so the mold does not return. The EPA's guidance on mold cleanup treats containment and HEPA filtration as the baseline for jobs beyond roughly 10 square feet.
How Much Filtration and Airflow Do You Need?
True HEPA means 99.97% capture at 0.3 microns, and on mold work that rating is the point rather than a marketing line. For airflow, size the machine to the room instead of the label: multiply room volume in cubic feet by your target air changes per hour, then divide by 60. A 20 by 25 foot room with 8 ft ceilings at 6 ACH needs roughly 400 CFM of scrubbing capacity. Filter loading and ducting both cut delivered airflow below the rated number, so leave headroom rather than buying exactly to the calculation.
Why Dehumidification Decides Whether the Job Holds
Removing visible growth without correcting the moisture that caused it produces a callback. Low grain refrigerant dehumidifiers keep pulling water at low dew points, which is what actually brings framing and substrate to a stable reading. Conventional refrigerant units stall once the air dries out. Document the drop with a moisture meter, because readings are what prove the structure reached a dry standard.
Choosing the Right Mold Remediation Equipment
- Start with containment class: Jobs past roughly 10 sq ft of growth need a sealed barrier under negative pressure, which means a machine with a duct collar rather than a recirculating scrubber.
- Confirm true HEPA, not "HEPA-type": Mold work requires 99.97% at 0.3 microns. Anything described as HEPA-like or HEPA-style does not meet it.
- Size airflow to the room: Room volume times target ACH, divided by 60. Add headroom for filter loading and any ducting runs.
- Choose LGR for the drying phase: Standard refrigerant units stop removing meaningful water once the air is dry. LGR keeps going down to the dew points a structural dry needs.
- Check power before the fleet, not after: Scrubbers, negative air machines, and dehumidifiers often run at once. Add the amp draw against the circuits actually available on site.

Located in the Twin Cities in Minnesota, we acquired our Brio Air Filter in mid-late Spring of this year (2023) when pollen count was high and we were beginning to experience the effects of Poor Air Quality Index as a result of smoke particulates from fires in Canada that caused the air in much of Minnesota to become hazy and simply dirty.
It is so easy to share our experience with the Brio Air Filter given how quickly and efficiently it removed pollen, dust, and smoke particles from the environment inside our home. Two people in our home who suffer from pollen-related allergies during the spring immediately experienced easier breathing and elimination of symptoms within the house. With respect to smoke particulates from Canada drifting into our environment, EVERYONE in our home experienced directly improved breathing and smell of the air when entering from outside.
An additional piece of information to account for is that we have always employed high grade furnace filters in our home’s central HVAC system. With that high grade filtration in place both prior to and after acquiring a Brio home air filter, we all quickly agreed that deploying the Brio in our home made an easily noticeable positive difference in breathing inside our home. Additionally, those of us who clean our home have observed that dust builds up slower on our floors and furniture than before we deployed the Brio unit.
We did note that the Brio is not as quiet as a few other brands/models on the market that we have tried in our home but the efficiency and quality of the filtration, along with the air turnover rate it provides,allows us to locate the Brio unit in central rooms away from the bedrooms. Since we made that change there has been no noise-related effect on our sleep, while the unit maintains the same level of air cleanliness throughout our home.
A last key point to make is how easy the Brio unit is to maintain. The simplicity of the modular construction of the Brio unit makes it very quick and easy to keep the filtration sections clean. We have not yet reached a point of filter replacement but it is obvious to us that the replacement will take a matter of seconds and can be executed by anyone in our home, including our 10-year-old son.
