LGR vs. Desiccant: Pick by Temperature and Vapor Pressure, Not by Habit
Here's what we see constantly: a restoration crew lays out four 70-pint refrigerant units in a 2,000 sq ft Class 3 loss in February, the structural temp is 52°F, and three days later the moisture map hasn't moved. Refrigerant dehumidifiers — including LGR — lose extraction below 65°F because the cold coil ices over. Below that threshold, desiccant is the right call. The Ebac DD400 (197 CFM, 220V) and Bry-Air MiniPAC MP-350 (350 CFM, 11.7 lbs/hr) extract independent of ambient temperature and pull GPP into the 30s where refrigerant units stall in the 60s. The tradeoff: desiccant draws 3–5 kW per unit and needs exhaust ducting for the wet-air discharge. For losses above 65°F structural temp, LGR is faster and cheaper to run.
Sizing for Class 2, 3, and 4 Losses
IICRC S500 baseline is 1 LGR per 1,000 sq ft of affected area for Class 2, tightened to 1 per 800 sq ft for Class 3, and supplemented with desiccant for Class 4. The XPOWER XD-125Li (125 PPD AHAM, 420 CFM, Bluetooth monitoring) and Abatement Technologies AT250RS (266 PPD, 400 CFM) are the standard refrigerant LGR specs for residential and light commercial losses. For multi-room commercial losses, mix two AT250RS units with one Bry-Air MP-1200 desiccant for hardwood and high-density materials where surface drying lags wall cavity drying. The Ebac AD850E (95 PPD, 86V) is the right call for crawl spaces and tight equipment rooms where 110V LGRs trip breakers under starting load.

Pairing Air Movers and Reading the Psychrometric Chart
Four air movers per LGR is the working ratio for standard Class 2 drying — the dehumidifier sets the ceiling, the air movers determine how fast vapor moves from materials to the dehumidifier intake. Track GPP at intake, exhaust, and unaffected reference area twice daily; when intake GPP drops within 5 grains of unaffected, you're at equilibrium and one unit can come off the job. Manufacturer PPD ratings are AHAM (80°F, 60% RH) — real-world extraction at a Class 3 loss in winter runs 40–60% of spec. Size for the actual conditions, not the data sheet. Located in the Twin Cities in Minnesota, we acquired our Brio Air Filter in mid-late Spring of this year (2023) when pollen count was high and we were beginning to experience the effects of Poor Air Quality Index as a result of smoke particulates from fires in Canada that caused the air in much of Minnesota to become hazy and simply dirty.
It is so easy to share our experience with the Brio Air Filter given how quickly and efficiently it removed pollen, dust, and smoke particles from the environment inside our home. Two people in our home who suffer from pollen-related allergies during the spring immediately experienced easier breathing and elimination of symptoms within the house. With respect to smoke particulates from Canada drifting into our environment, EVERYONE in our home experienced directly improved breathing and smell of the air when entering from outside.
An additional piece of information to account for is that we have always employed high grade furnace filters in our home’s central HVAC system. With that high grade filtration in place both prior to and after acquiring a Brio home air filter, we all quickly agreed that deploying the Brio in our home made an easily noticeable positive difference in breathing inside our home. Additionally, those of us who clean our home have observed that dust builds up slower on our floors and furniture than before we deployed the Brio unit.
We did note that the Brio is not as quiet as a few other brands/models on the market that we have tried in our home but the efficiency and quality of the filtration, along with the air turnover rate it provides,allows us to locate the Brio unit in central rooms away from the bedrooms. Since we made that change there has been no noise-related effect on our sleep, while the unit maintains the same level of air cleanliness throughout our home.
A last key point to make is how easy the Brio unit is to maintain. The simplicity of the modular construction of the Brio unit makes it very quick and easy to keep the filtration sections clean. We have not yet reached a point of filter replacement but it is obvious to us that the replacement will take a matter of seconds and can be executed by anyone in our home, including our 10-year-old son.
